Acquiring or disposing of commercial property can be one of the most important commercial decisions.

We do all the work required and our aim is to make the process run as smoothly and easily as possible.

There are two types of commercial lease.

  1. Secured
    At the end of the term, the tenant has the right to call for a new lease under the Landlord & Tenant Act 1954. These are currently the most predominant.

  2. Unsecured
    At the end of the term, the tenant has no right to call for lease renewal; the decision to grant a new lease is the landlords or freeholders.
Acting for the landlord/freeholder (lessor) of commercial premises in granting a lease 
  • We discuss and advise on the terms upon which you are willing to let
  • Draft the lease to protect you and your property investment
  • Consider and draft rent deposit deed if required
  • Conduct negotiations on the terms of the lease with the tenant’s solicitor
  • Liaise with you to answer any of their enquiries
  • Check your title to the property for any restriction and rights that need to be taken into account in the lease
  • Complete the lease and any rent deposit deed
Acting for the tenant (lessee) taking a lease 
  • Receive the draft lease and any rent deposit deed and check they accord with the terms agreed by you
  • Make enquiries of the landlord's solicitors
  • Make all necessary searches
  • Conduct negotiations on the terms of the lease with the landlord's solicitors 
  • Complete the lease and rent deposit deed
  • Complete Inland Revenue forms and pay stamp duty land tax (if any) and register your lease at the Land Registry (if necessary)
