Secured At the end of the term, the tenant has the right to call for a new lease under the Landlord & Tenant Act 1954. These are currently the most predominant.
Unsecured At the end of the term, the tenant has no right to call for lease renewal; the decision to grant a new lease is the landlords or freeholders.

Complete the lease and any rent deposit deed
Acting for the tenant (lessee) taking a lease
Receive the draft lease and any rent deposit deed and check they accord with the terms agreed by you
Make enquiries of the landlord's solicitors
Make all necessary searches
Conduct negotiations on the terms of the lease with the landlord's solicitors
Complete the lease and rent deposit deed
Complete Inland Revenue forms and pay stamp duty land tax (if any) and register your lease at the Land Registry (if necessary)
